The JFK Logistics Center in Queens, NY, stands as a prime example of Linx Industries’ ability to unlock value through strategic entitlement and site repositioning. Located at 253-51 Rockaway Boulevard, the 10.75-acre property was previously an undeveloped wetland—burdened with complex environmental challenges and regulatory constraints. When the original site was underutilized and stagnant, Linx Industries, through its affiliate JFK Property, stepped in and led a comprehensive entitlement process that transformed the site’s potential. Linx worked closely with the New York State Department of Environmental Conservation (NYS DEC) and other governing agencies to secure critical environmental permits and approvals, including a successful State Environmental Quality Review (SEQR), which concluded with a Negative Declaration—clearing the way for development. Through detailed planning and persistence, Linx secured zoning and use approvals from the Town of Hempstead in February 2021, ultimately paving the way for a 422,398-square-foot, state-of-the-art industrial facility designed for last-mile logistics. Following the entitlement and value-creation phase, the property was sold to JFK Logistics Center LLC, an affiliate of Wildflower Ltd., which completed the development at a reported cost of $76 million.
