Calverton Warehouse Park is a two-phase industrial development project currently advancing through the entitlement stage, with groundbreaking anticipated within six months. Each phase of construction is planned to span 12 months. Phase 1 will comprise 55% of the total gross building area (GBA) and include the four frontmost buildings, along with 85% of the site’s infrastructure. This phase will deliver 226,469 square feet of flexible warehouse space and a 1,500-square-foot cafeteria/concession area. Phase 2 will complete the remaining 45% of the GBA, adding 186,160 square feet of warehouse space. Once finished, the development will offer highly adaptable facilities suitable for uses ranging from basic storage to temperature-controlled environments for specialized manufacturing. The site also has potential to accommodate social activity centers or sports complexes. The New York State Department of Transportation (NYS DOT) has approved a dedicated turning lane and traffic signal for the site, improving connectivity to the nearby expressway located just 2.5 miles away. The project is approaching Final Site Plan Approval, with full entitlement expected by February 2025. The Architectural Review Board has reviewed and approved the design without comment. Two variances have been granted to support project functionality: a 6% increase in impervious surface coverage and an 8-foot height increase, allowing for 30-foot interior clear heights.
